     Our experienced loan officers are always happy to explain all the loan options available. The same person will take the loan application, keep you informed during the process and close the loan.      Select a mortgage loan to fit your financial situation. Before you apply for your mortgage loan, you will need to decide which type of loan may be right for you.
 

· Adjustable-Rate Mortgages (ARM) help you get the most home for your money. If you would like to qualify for the highest loan amount or pay off the loan early in the term, an ARM has many benefits. We'll let you know how much and how often the rate can be adjusted over the life of the loan. Rate caps protect you from large rate and payment increases. We offer adjustable rate mortgages where the interest rate and monthly payment may adjust up or down every 1 year, 3/1 years, or every 5/1 years.

· Fixed-Rate Mortgages allow you to make a fixed monthly payment over the life of your loan. It's easier to budget for this type of loan because you have the peace of mind, knowing your payment will never increase. This makes it easier for you to budget and plan for future investments. We offer 15 and 30 year fixed rate mortgages. The rate on a fixed rate loan is usually higher than the rate on an adjustable rate loan.

· Construction Loans - If you plan to build your dream home, a Citizens Federal construction/permanent adjustable rate loan is what you need. The first 12 months the payment is interest only on funds disbursed, then you start your regular monthly payment.
During the 12 month construction period, once the project is complete, you have the option of refinancing to a discounted fixed rate mortgage.

    APPLICATION PROCESS

Our Assessed Lending area is Logan County. 

Citizens Federal Savings and Loan is locally owned and operated. Therefore we can provide you with fast answers and a quick turn around time from the date of your application to the day of closing. Our loan officers will work with you throughout the whole process and close your loan.
You may apply for a mortgage loan at 110 North Main St., Bellefontaine, Ohio or by calling 937-593-0015 to set up an appointment with Dottie Skidmore, Carol Champion, or Justin Dinovo.

INFORMATION NEEDED FOR APPLICATION
To insure your loan application is processed and closed in the shortest time possible, please be able to provide the following information:
· Buying a home - a copy of your Purchase Contract, signed by all buyers and sellers.
· Building a new home - a copy of your plans, specifications and the Contractor's Contract.
· Refinancing your home - you will need your current mortgage balance, interest rate, principal and interest payment, annual real estate taxes, and homeowners insurance amounts.
· W-2 form from your employers and a recent pay stub showing year to date earnings for each applicant.
· Documentation showing the amount of retirement, disability, or social security income received.
· If child support or alimony is to be considered as income, copy of divorce decree and court payment record.
· If self-employed, copies of the last two years personal and business federal signed income tax returns and a year-to-date profit and loss statement and balance sheet.
· Approximate balance, account numbers and institutions name and address on all checking accounts, savings accounts, CD's, 401 K plans, stocks, and mutual funds. Copies of statements of these accounts will be needed.
· If down payment is from the sale of a property, a copy of the HUD 1 settlement statement showing the amount of proceeds. If the sale has not yet occurred, please bring your signed sales contract.
· The names, addresses, and phone numbers of landlords for the last 2 years and the amount of your current rent.
· Complete list of balances, minimum monthly payments, account numbers and addresses on all debts regarding home and equity loans, auto, personal loans, and credit cards.
· Be prepared to bring $250.00 for your application fee to cover part of your closing costs. Call our office at 937-593-0015 for the exact amount.

Citizens Federal offers home equity loans up to 80%, of your home's appraised value. Interest rates and terms vary. All our equity loans enable you to use your home to finance home improvement, debt consolidation, college tuition or even a dream vacation. 

Citizens Federal's Fixed Rate & Variable Rate Home Equity Line of Credit is a revolving line of credit that allows you to draw funds as you need them. The funds again become available for you to borrow as you pay down your outstanding balance. Once the account is opened, you can use it just like your checking account. You will receive a checkbook which allows convenient access to your line of credit.
Each month, you will receive a statement showing the advances and payments you have made, the credit line still available, the interest charges incurred and the required monthly payment.
